Kings Bay NSB 2 (JLUS)

Abstract

The City of St. Marys is serving as the project sponsor in coordination with Camden County. The SUBASE is located in Camden County adjacent to the City of St. Marys, in southeastern Georgia, forty miles north of Jacksonville, Florida. Camden County, in 2012, sponsored a JLUS for SUBASE to assess, anticipate and mitigate the region’s existing and potential compatibility issues. The City will soon undertake a master/visioning plan and zoning update to carry-out recommendations and implementation strategies from the JLUS Study. Compatable development issues include the airspace encroachment from the adjacent St. Marys Airport and potential security issues resulting from development west and south of SUBASE in the City of St. Marys. The land use plan, zoning map and zoning ordinance that the City uses is obsolete and does not adequately take into consideration current and future land uses that could have an adverse impact on mission readiness. The full update of land use and zoning documents will ensure compatible future development and redevelopment of properties in areas identified as concerns. The following products will be produced at the conclusion of the project: 1) A parcel based GIS Zoning map, coordinated with Camden County’s GIS system; 2) A unified development ordinance for the City of St. Marys; 3) Development of recommended ordinance language for Camden County.
